Who is Candace Palmer?

Beaver Creek, Colorado has been my home for over 23 years. Before coming to the Vail Valley, I enjoyed a long and successful career with IBM.  It is my IBM training and background in sales, marketing, management, and finance that have given me the tools needed to own and manage my own Real Estate firm - Destination Resort Properties.  I am a member of the Vail Board of Realtors.   As an active participant in the Beaver Creek community,  a Charter Member of the Beaver Creek Club, and Vice-President of the "Meadow Ridge at Beaver Creek" Homeowners Association,  I am fortunate enough to be well established in the community.  I also sit on the Board of Directors of the Beaver Creek Property Owners Association and am a member of the Vilar Performing Arts Guild.  I know the Beaver Creek properties and in many cases  their owners.  I enjoy skiing, snowshoeing, golf and hiking...I enjoy our mountain lifestyle.  Hopefully you will give me the opportunity to help you to do the same.

Every one of my clients is important to me and so is their continuing friendship. I am proud to say that a high percentage of my business comes from my friends, past clients and their referrals. Where do we begin?

Good communication is the cornerstone of any successful relationship. I promise you confidentiality, honesty, and as much time as necessary to find the right home for you or to find you a buyer for your home. All of the properties that are currently listed in the Vail Valley are available for you to review on this website. I will contact you by telephone or email regarding your interest... let me know which is best for you.  If you are thinking of listing your home, I look forward to the opportunity of providing you with the necessary information to determine a fair selling price.  I am a strong believer in staging a home when necessary, and I personally attend all showing to be certain as your Broker, I "sell" your home rather than just list it!

Buying or selling Real Estate is an important decision. As your broker, I can help you make it an enjoyable one as well. I have the knowledge and the experience that will make our relationship a successful one, and we will have fun doing it. My IBM marketing training and my education in finance have helped me to develop cost justification models that will help you to evaluate your investment. We all want to feel comfortable with the decisions we are making. In many cases, the decision to purchase property is not a financial one. I have found that many home buying decisions are emotional. A property simply feels right, and often it is! At the same time, I find that some people cannot visualize the potential of a home. I feel my decorating experience has given me an "eye" for this possibility. When I am working with sellers I have found that making a few simple changes in their homes can make a wonderful difference in the way the property shows. "Staging" has become very popular in Real Estate marketing. "Staging" is presenting a home at its best. It may be simple changes in the placement of furniture, or adding or removing a few pieces. It is creating that first impression that influences the buyer's decision. As your broker, I will work with you to make your home attractive to buyers. Buying or selling, we will work together in a successful relationship.

Is a property well priced?

Sales statistics show that properties that are initially priced too high eventually sell for less than properties that were correctly priced in the first place. In addition, over-priced houses can take months or even years to sell, while properly priced houses usually sell in a matter of weeks or even days. Let me prepare a CMA (or Comparative Market Analysis) that will show you the value of your home. The average or median price will likely be very close to your home's true market value. If you are buying a home, I will provide you with this same analysis so you can decide if the property is well priced. I have lived in the community for over 20 years. I know a value and I know a realistic price.
